Spring prep checklist: what actually moves the needle

Every spring, sellers spend thousands on renovations that buyers do not care about. Here is the short list of things that actually move the needle in the Winnipeg market.

Cleanliness beats renovation every time. A spotless house reads as well-maintained. Buyers forgive dated finishes far more readily than they forgive dirt.

Curb appeal is the first impression and it is free to fix. Rake the yard, pressure wash the driveway, replace the mailbox if it is rusted. Buyers decide how they feel before they walk through the door.

Deep clean or refinish hardwood floors if they are scratched. Floors are one of the first things buyers photograph. A good buff-and-coat is a fraction of the cost of replacement and reads as new.

Fresh paint in a neutral colour is the highest-return improvement you can make. Pick a warm white or greige. Avoid trendy colours — they date quickly.

Fix everything that is obviously broken. Dripping taps, sticking doors, broken outlet covers. Buyers notice small things and they add up to a mental list of work they will have to do.

Do not over-improve the kitchen unless you are in a high-end market. Buyers in most Winnipeg price ranges will not pay dollar-for-dollar for a full kitchen renovation.
